Pakistan mein barhti hui mehngayi ke dor mein apna ghar banana mushkil zaroor hai, magar na-mumkin nahi. Government of Pakistan ne State Bank (SBP) ke sath mil kar "Mera Pakistan Mera Ghar" (MPMG) scheme ko naye features ke sath 2026 mein mazeed asaan bana diya hai.
Is post mein hum aap ko batayenge ke aap bank se sasta karza kaise le sakte hain, mahana qist (installment) kitni hogi, aur Punjab ki scheme se iska kya farq hai.
1. Mera Pakistan Mera Ghar (MPMG) Kya Hai?
Mera Pakistan Mera Ghar (jisay ab Mera Ghar – Mera Ashiana bhi kaha jata hai) aik Markup Subsidy Scheme hai. Iska matlab ye hai ke bank aap ko karza dega, lekin us karzy par jo sood (Markup) hota hai, uska bara hissa Hukumat-e-Pakistan ada karegi. Aap ko sirf aik mamooli aur fixed markup dena hoga.
Karzy Ka Maqsad:
- Bana banaya ghar ya flat khareedne ke liye.
- Plot khareed kar us par tameer (construction) karne ke liye.
- Pehle se mojood ghar ki tousee (extension) ke liye.
- Apne zati plot par naya ghar banane ke liye.

3. Loan Tiers aur Markup Rates (2026 Update)
Hukumat ne is scheme ko 4 mukhtalif darjo (Tiers) mein taqseem kiya hai:
- Tier 0 (Microfinance): Choty karzy (Rs. 20 Lakh Tak) jo Microfinance banks dete hain.
- Tier 1 (NAPHDA Projects): Sirf un gharon ke liye jo Naya Pakistan Housing Authority ke projects hain. (Markup: Pehle 5 saal 3%, aglay 5 saal 5%).
- Tier 2 (Non-NAPHDA): 5 marla tak ke ghar/flat ke liye. (Max Loan: Rs. 6 Million).
- Tier 3: 10 marla tak ke ghar/flat ke liye. (Max Loan: Rs. 10 Million).
4. Karzy Ki Iqsaam (Loan Types & Categories)
Mera Pakistan Mera Ghar (MPMG) Scheme ke tehat aap do tarah ke projects ke liye karza le sakte hain. In ki tafseel niche di gayi hai:
1. NAPHDA Projects (Tier 1)
Ye karza sirf un gharon ya flats ke liye hai jo Naya Pakistan Housing and Development Authority ke makhsoos projects ka hissa hain.
- Financing Limit: Aap ko Rs. 2.7 Million (27 Lakh) tak ka karza mil sakta hai.
- Ghar Ka Size: Ye karza sirf 5 Marla (125 Sq. Yards) tak ke ghar ke liye hai, jis ka covered area maximum 850 Square Feet ho.
- Flat/Apartment: Agar aap flat le rahe hain, to uska covered area bhi 850 Square Feet tak hona chahiye.
- Property Ki Qeemat: Jis ghar ya flat ke liye aap apply kar rahe hain, us ki kul qeemat (Market Value) Rs. 3.5 Million (35 Lakh) se zyada nahi honi chahiye.

2. Non-NAPHDA Projects (Tier 2 & Tier 3)
Agar aap ka ghar NAPHDA ke project mein nahi hai (yani aap kisi aam colony ya apne plot par ghar banana chahte hain), to aap in do jagahon se karza le sakte hain:
A) Microfinance Banks Se (Tier 0):
- Choty karzy lene walon ke liye Microfinance banks Rs. 2.0 Million (20 Lakh) tak ki financing faraham karte hain.
B) Commercial Banks / DFIs Se (Tier 2 & Tier 3):
Commercial banks se aap Rs. 10 Million (1 Crore) tak ka karza le sakte hain, jo ghar ke size par depend karta hai:
- 5 Marla Tak Ka Ghar: Agar aap ka ghar 5 Marla (125 Sq. Yards) tak hai ya flat 1,250 Square Feet tak hai, to aap ko Rs. 6.0 Million (60 Lakh) tak karza mil sakta hai.
- 10 Marla Tak Ka Ghar: Agar aap ka ghar 10 Marla (250 Sq. Yards) tak hai ya flat 2,000 Square Feet tak hai, to aap ko Rs. 10.0 Million (1 Crore) tak karza mil sakta hai.

5. Installment Plan (Estimated Monthly Qist)
Agar aap 20 saal ke liye karza lete hain, to Mahana qist ka Andaza yahan se lagayein:

5. Eligibility Criteria (Kaun Apply Kar Sakta Hai?)
- Shehriat: Tamam Pakistani jin ke paas valid CNIC ya NICOP ho.
- Pehla Ghar: Ye sahulat sirf un ke liye hai jo pehli baar ghar ke malik ban rahe hain.
- Aik Baar Mauqa: Aik shakhs poori zindagi mein sirf aik baar is subsidy ka faida utha sakta hai.
- NAPHDA Shortlisting: Agar aap Tier 1 mein apply karte hain, to NAPHDA umeedwar ko shortlist karega.

6. Zarori Kaghazat (Documents Checklist)
Aap ko bank mein ye Documents jama karwane honge:
- A. Salaried Persons (Mulazmat Pesha):
- Original Salary Slip aur Job Certificate.
- Pichle 6 mahine ki Bank Statement.
- 2 Passport size tasaveer aur CNIC copy.
- B. Business / Self-Employed:
- Business Proof (NTN ya Chamber certificate).
- Bank Statement (Pichle 1 saal ki).
- Account Maintenance Certificate.
- C. Informal Income (Rehri-ban, Tailor, etc.):
- State Bank ne in ke liye "Income Proxy Model" banaya hai. Agar aap ki salary slip nahi hai, tab bhi bank aap ke kharchon ka andaza laga kar karza de sakta hai.
