1. Property Khareedne Par Tax (Advance Tax - Section 236K)
Property transfer ke waqt buyer (khareeddar) ko FBR ki valuation table ke mutabiq advance tax ada karna hota hai. 2026 mein ye rates property ki maliyat ke hisab se "Tiered" (darja-ba-darja) kar diye gaye hain.

- Note for Overseas Pakistanis: Agar aap ke paas NICOP ya POC hai aur aap ghair-muqeem (non-resident) hain, to FBR ke naye kanoon ke tehat aap ko Filer wala rate hi lagega, chahay aap ne return file na bhi ki ho. Ye overseas Pakistaniyon ke liye aik bari sahulat hai.
Seller (bechne wala) property transfer ke waqt ye tax ada karne ka paband hota hai. Is mein holding period (kitne arsay property paas rakhi) ki bajaye ab tax status ko zyada ahmiyat di gayi hai.
- Active Filers: 3% se 5% tak (Property ki total maliyat par).
- Late Filers: 6% se 8% tak.
- Non-Filers: Flat 10%.
CGT wo tax hai jo aap ko property se hone wale Munafay (Profit) par dena hota hai. 2026 mein is ke rules kafi tabdeel ho chuke hain:
- Flat Rate for Filers: 1 July 2024 ke baad khareedi gayi kisi bhi property par Filers ko munafay par 15% tax dena hoga, chahay wo property 1 saal baad bechein ya 10 saal baad. Holding period ka exemption (jo pehle 6 saal tha) ab khatam kar diya gaya hai.
- Non-Filers ke liye Sakhti: Non-filers ke liye ye tax munafay par 15% se 45% tak lag sakta hai, jo ke unki total income ke slabs par munhasir hota hai.

Ye 2026 ka sab se ahem aur technical tax hai. Agar aap ke paas aisi property hai jis ki maliyat 2.5 Crore (25 Million) se zyada hai aur wo khali pari hai (na aap wahan rehte hain na kiraya aa raha hai), to FBR usay "Deemed Income" tasawwur karta hai.
- Tax Rate: Property ki fair market value ka 1% salana tax.
- Transfer Requirement: Property bechte waqt Seller ke paas 7E Clearance Certificate hona lazmi hai, warna transfer nahi hoga.
Federal taxes ke ilawa, aap ko soobai (provincial) taxes bhi ada karne hote hain jo registry ya transfer ke waqt lagte hain:
- Capital Value Tax (CVT): Taqreeban 2% jo buyer ada karta hai.
- Stamp Duty: Documents ki registration ke liye 1% se 3% tak (Punjab aur Islamabad mein e-stamping portal se check kiya ja sakta hai).
- Federal Excise Duty (FED): Housing schemes mein naye plots ki allotment aur transfer par 5% FED bhi laagu hai.

6. Filer Vs Non-Filer: 1 Crore ki Deal Ka Mawazna
